Research and analysis - part 3 - know your strategy

So far in our series we’ve covered the importance of taking a holistic approach (part 1)  to finding your next investment property, and introduced the individual levels of our five-step funnel (part 2)  in depth.

In closing out our initial coverage of the five-step funnel, it’s worth emphasising the importance of maintaining strategic consistency at all stages as you move through it. The reality is that you will end up occasionally pivoting at different points on individual searches, and it’s crucial that you’re committed to a well-worked out strategy that stays true to your needs and doesn’t waver along the way.

There’s no shortage of questions to ask yourself here. Are you focused on weekly cashflow and rental yields? Maybe you’re aiming firmly towards above average capital growth outcomes in the short to medium term? Or perhaps you’re looking to manufacture profits via sub-division, renovation, or development? If it’s the latter, will you be aiming to sell or hold?

There’s a world of strategic options in each case that you’ll need to carefully match to each layer of our funnel. In the local government layer for example, your strategy will determine whether you’re looking for LGAs which are primed for above average growth over the short to medium term, or whether your sights are set on slower burns over the longer term.

The key point is knowing what you want to achieve and when you want to achieve it. You want to be sure your strategy is reiterated and amplified at each level of the funnel, regardless of whether you shift specific targets along the way. It takes discipline, but it’s more than doable.
