Edwin's Top 5 Tips to - what to consider when buying an apartment

It would appear that every which way you turn, a new apartment block is springing up. Some more elaborate than others.


More and more of these high rise developments appear to be taller, have deeper basements, and are more colorful than the one next door.


In keeping with council regulations and planning: the building’s street appeal and architectural design, means a higher demand for some extravagant finishes and use of materials.


The concerns gravitate around the costs to rectify ongoing issues that arise. Painting, repairing of settlement cracks, water seepage, waterproofing issues, mechanical ventilation and lifts; these are all things that become costlier, the higher we build and deeper we excavate.


No matter what city or suburb you are looking to buy into, particularly when buying an apartment; these are my top five building tips you should consider.



1) Rendered facades, balconies and walls. Buildings look nice and shiny when first completed. However, when the foundations shift and the building settles, the render cracks. If render is not painted, water leaches through into the wall, pushing the render away.


2) Basement carpark area. As apartments become smaller, more and more people are seen storing furniture, bikes, appliances etc. Some buildings I have inspected appear to have more in the basement than in the apartments themselves.


3) Swimming pools and gyms. Both pools and gyms, add so much more to levies, as they require ongoing maintenance and additional insurance costs.


4) Lifts. Think of it this way; the rise in the number of apartments means a greater use of lifts. In some cases, this could mean having as many as 4 lifts in a building block. These also add to ongoing maintenance costs.


5)Multiple level basements. The higher the build, the higher the maintenance costs; likewise, the same goes for the depth of a basement carpark. Costs to rectify water seepage, ventilation, mould and building settlement issues are also magnified.
